A well-established route, with above average rates, five to ten (5 - 10) mile radius, with a lot of automatic cleaners, filter cleans, algaecide, and conditioner charges (salt charges are a plus), with two to three (2 - 3) weeks vacation per year built in can be sold in less than a week, but can take up to three months. We can move as quickly or as slowly as you would like us too, we have experienced cash buyers ready to purchase solid accounts immediately.
With today’s economy, it is a sellers market since we have a higher inventory of buyers than we do sellers. With that said, routes now are selling for anywhere from nine to fourteen times (9 - 14x's) of what the gross monthly service income is. This again again is based upon location, density, longevity, extra charges, vacation time, billy cycle, customer history, again reports, amongst a few other variables.
No!!! With Pool Route Pros Inc, we are one of the few brokers out there that does not require you to sign an exclusive listing agreement with us for any period of time. With our philosophy, we feel if you give us the opportunity to sell your route, we should earn it. So we will take the opportunity to sell your route as a priority and bring buyers to the table immediately for you, if you should happen to find a buyer on your own while we are searching fro you too, than by all means we want you to make a sale where possible if it is the right opportunity for you.
With the pool industry it can really vary who is buying your route and how much experience that they have. Most new buyers coming to us have already researched the pool industry and know it is something that they want to get involved in, so Pool Route Pros Inc. will often recommend our potential buyers going out with a friend or someone they know in the pool industry to ride a long with them and start to learn right away. We always have a handful of both experienced and new buyers, keep in mind that experienced buyers will not want to pay top dollar for a route since they already know the industry and will not need any training in most cases. Whereas on the opposite side of the spectrum, a buyer new to the business will tend to be open to paying a little more for the route since there will be anywhere from two to four (2 - 4) weeks of training involved once the route is purchased.
Anytime is a fine time to sell a pool route. We just want you to make sure that you will be able to devote the little time we need from you in order to make sure the transition is as smooth as possible. One of the few things we need is for you to be able to get us the details we need on the accounts to show our perspective buyers,as well as having availability to show the route to interested parties, etc.
For new buyers, two to four (2 - 4) weeks, for an experienced buyer, sometimes one week of training is required. Training will usually consist of the buyer going out with you on the pools he/she is buying as you normally service them. Repairs are not usually included with the average 2 - 4 weeks provided.
The standard guarantee period for a pool route sale in our industry is sixty to ninety (60 - 90) days.
Most commonly, routes are paid in full with cash or cashiers check once terms are agreed upon, less 10% of the final purchase price that Pool Route Pros Inc. will hold in a non interest bearing trust account for the duration of the guarantee period. In some cases, our sellers will offer a “work-off” to the buyer. This meaning that the buyer wold pay for the pool route in full up front, and work off one to two times (1 - 2x's) from the total purchase price for the first couple of months into the transition.
Pool Route Pros Inc. provides both parties with a variety of different notification letters that will be sent out in correspondence with each other after both parties have reviewed the letters at the appropriate time, usually within one to two (1 - 2) weeks of the closing date.
Yes, but you can not solicit any of the customers that were sold for a period of five (5) years.
If the buyer approaches you for help, then sure that is fine, but again, you can not approach any of the customers that you sold yourself. If a customer should contact you be accident for a pool service need, it is fine to help, but you must first go through the new buyer.
